Turkish Citizenship by Investment
Turkish Citizenship — from property purchase to passport
Invest $400,000+ in Turkish real estate and obtain full citizenship for you and your family in as little as 3–6 months. Here is the entire process, A to Z — every step, every document.
What is Turkish Citizenship by Investment?
Since 2018, foreign nationals who buy title-deed (Tapu) registered property in Türkiye worth at least $400,000 can apply for Turkish citizenship. You commit not to sell the property for 3 years. The passport is granted for life, passes to your children, and Türkiye permits dual citizenship — so you keep your current nationality.
The process, step by step
1 · Choose an eligible property
Select one or more properties totalling $400,000+. We surface only citizenship-eligible, verified listings — apartments, villas or off-plan units across Istanbul and beyond.
2 · Official valuation report
An SPK-licensed appraiser issues an official valuation confirming the property meets the $400,000 threshold in USD. Mandatory for the application.
3 · Purchase & title deed (Tapu)
You transfer the funds through a Turkish bank, the sale is registered at the Land Registry, and the Tapu is issued in your name with a 3-year no-sale annotation.
4 · Residence permit
With the Tapu you apply for a short-term residence permit — the bridge between ownership and the citizenship file.
5 · Citizenship application
Your lawyer submits the full dossier (documents below) to the authorities. Biometrics and background checks are completed at this stage.
6 · Approval & passport
On approval, you and your family receive Turkish ID cards and passports. The whole route typically takes 3–6 months.
